Another type of appraisal assignment we specialize in at Mark Tinder Appraisals is appraisal consultations for variance applications. Whether the variance being sought is a “C” variance (whereby the property owner/applicant seeks relief from one or more of the “bulk” zoning requirements; e.g., the minimum side yard set-back, maximum permitted lot coverage, etc.) or a “D” (or, Use) variance, having the testimony of a recognized appraisal expert can be crucial to the case, in order to show that the variance relief can be granted “without causing substantial detriment to the public good”. (This is required in order to satisfy the so-called “negative criteria,” a key requirement in any variance application).
